In 2025, Quartz Transport & Install completed 30 turnkey manufactured home installations across six communities for Medallion, with projects located in the Asheville, Candler and Hendersonville areas.
The work was part of Medallion’s broader effort to improve the communities it manages by replacing older manufactured homes with new ones. Medallion purchases the homes directly; QTI was brought in to manage the installation work required to move each replacement home through completion.
For Medallion, the value of that model is straightforward: rather than managing the individual contractors and installation scopes internally, the company can outsource that work to one single, fully responsible installation partner.

The Need
Medallion manages manufactured home communities in which older homes are being replaced as part of broader property improvements.
Each replacement creates a sequence of work that has to be coordinated: site conditions have to be evaluated, the existing lot prepared for the incoming home, transportation and setup scheduled, downstream trades managed and the completed installation moved through inspections.
Medallion is also a manufactured home dealer and purchases its own homes. QTI’s role begins with the installation process rather than home procurement.
By working with QTI, Medallion can outsource that installation work rather than building and managing the full installation operation internally.

The representative scope carries the project through final inspection and Certificate of Occupancy and includes final cleaning so the home is ready for move-in.
QTI’s setup scope also includes the materials, equipment and installation work required to position and secure the home, including pier systems, anchoring, vapor barrier installation and marriage connections for multi-section homes when applicable.
Managing Installation Across Multiple Communities
Thirty installations across six communities require more than field labor. Individual homes can be at different stages of the process at the same time, with permitting underway on one project while site work, transportation, installation or downstream trades are progressing on others.
The operating process is built around defined project milestones, including:
Site Prep & Permits Complete → Home Set → Utilities Complete → Final Inspection → Certificate of Occupancy
Those milestones provide common points for tracking progress and coordinating the work required to move each installation forward.
For a repeat customer such as Medallion, the result is a consistent operating structure that can be applied across individual homes and multiple communities.
Working Through Existing-Site Conditions
Replacement projects also differ from installations on completely new sites because existing conditions are not always fully known before work begins.
Two recurring job site conditions have been municipal coordination and legacy utility conditions discovered during ground work.
That process is particularly important for repeat community work, where maintaining clear scopes across multiple projects helps both parties understand what is included and what has changed.
A Repeatable Model for Community Home Replacement
The Medallion relationship demonstrates a specific use case for turnkey manufactured home installation.
Medallion determines which homes within its communities will be replaced and purchases the new homes. QTI then manages the installation work required to take those homes through the applicable site work, transportation, setup, utility connections, finishing and inspections.
In 2025, that model resulted in 30 completed turnkey installations across six communities in Western North Carolina.
